We were successfully awarded the full turnkey Interior Fit-out and Furniture Package for Zonal’s new 20,800 sq ft office at Tanfield, one of Edinburgh’s most prestigious office developments.
With an emphasis on design and quality, the client was happy to entrust the full project to our designated Project Management and Interior Solutions team, with the Design and Space planning done by D2 Architects. We were acting as the Principal Contractor and CDM co-ordinator, overseeing the entire project, as well as the clients own M&E installation. The Design and Space planning proposal involved the addition of parameter partition offices with acoustic detailing, designated hub break out areas, state of the art audio visual systems as well as feature lighting. All products specified were of high quality, with brands such as Vitra, Boss and Abstracta, to name but a few, used throughout the project.
The project was carried out within an occupied building and our project team made every effort to ensure that no inconvenience was caused to other tenants for the duration of the project. The project was completed within 16 weeks.

Key Points of our Fit-Out Project

  • Wagstaff was appointed to undertake turnkey project delivery as Principal Contractor.
  • We delivered high specification fit-out including strip-out, partitioning, floor finishes, suspended ceilings, kitchen installation, and mechanical & electrical services.
  • Wagstaff sourced, ordered, delivered and installed all furniture, fixtures and equipment.
  • Wagstaff programme of works included mobilisation through to snagging and handover including itemisation of fit-out services and furniture installations.
  • 13 week contract period extending to 16 weeks due to delays in the client led data installation. Wagstaff reported on programme and cost implications of all project variations.
  • Change control implemented through Request for Information (RFI) and Confirmation of Verbal Instruction (CVI) processes.
  • Wagstaff Project Managers attended weekly on-site progress meetings reporting on project progress and items for client and design team consideration.
  • Project challenges included delivering an innovative design solution, partitioning finishes to exposed concrete soffit ceiling, 3 meter glass partitioning and doors to office space, sprinkler system realignment, landlord engagement around fit-out within existing shell, as well as delivering the project within a live facility.
  • Snagging period was 2 weeks.
